..Securing a Permit

We will need a minimum of two sets of plans for residential additions and three for commercial.  If you are permitting an aluminum structure of any type, we will need sealed engineering specifications for both residential and commercial projects. Houses and Duplexes must be certified for wind load, SSTD10-99, or Chapter 16.

You must know the subdivision, lot and block number where the improvement is being made.  This information can be found on your deed or property tax bill. 

You need to know how far from your property lines the new structure is being placed.  This includes front, sides and rear.  New homes, mobile homes or commercial projects require a boundary survey.  If you have a survey for any other type structure you are planning on building it will benefit you if you bring it along.

Any living area being constructed over 200 square feet will require an energy form.

The Health Department must issue a septic system permit  prior to a building permit on all new residences and commercial projects that do not have access to central sewer.  Alterations or additions to existing structures that increase sewage flow or that change the conditions under which the system was permitted and approved, will require Health Department review.  This includes bedroom additions and/or additions of living area above what the structure was originally permitted for.  Screen rooms, garages, and other generally non-heated or cooled space does not require Health Department review and approval.  Depending on the scope of work and the size and condition of the existing septic system, the permit application may be signed-off and approved for continued use or may require an upgrade to reflect the increased use.

The Engineering Department requires a driveway permit on all new approaches prior to the issuance of a building permit.  Bring a copy of your receipt with you.  If you have an existing driveway on a vacant piece of property and plan on building you must get an existing driveway check prior to issuance of your building permit.

Any permit request in the following zoning requires the park manager to sign-off on the permit application prior to issuance.   Zoning Designations:  CG, RV, and M-2

Also any property you lease and want to improve must have the property owner's approval prior to issuance of a building permit.

Certain Homeowner Associations require that you submit plans to the association for approval prior to obtaining your County Building Permit, check your deed restrictions if unsure.

Water tests are required if building on property that can not be connected to a public water system.  The water test is required on new homes and replacement homes.
